Our fixed-fee listing is an alternative to the standard commission and provides savings to clients who are willing to pay the broker fees upfront. The flat fee that you pay covers the listing of your property on the MLS, Trulia, Zillow and other real estate websites; professional photography of the property; staging and sale preparation suggestions; a sign and lockbox on the property; coordination of all showings of the property; negotiations with buyer’s and buyer’s agents; advice and guidance through the selling process, and one open house.

Our fixed-fee listing is an alternative to the standard three percent (3%) commission and provides savings to clients who are willing to pay the broker fees upfront.  Our fixed fee listing includes all of the same services as a standard listing; however, the fees are paid in advance instead of at closing and are owed whether or not the property sells. Because the fees are paid upfront, we don’t need to budget for potential lost sales or wait for payment until after services are provided.  As a result, we can offer these services at a lower rate and pass those savings on to our clients.

Is This The Same as the Flat Rate MLS Services I See Advertised?

Now these services simply list your property on the MLS and otherwise direct all calls an inquiries to you.  We still handle all of the marketing and negotiation for the sale of your property — just like a traditional listing — we just do it for less because you have paid upfront and we don’t have the risk of doing work and not receiving a commission.

What if My House Doesn't Sell?

The fees you pay are not refundable if your home does not sell as we will still have dedicated the time and efforts to showing your home.  That being said, you can rest assured that we will still do everything within our power to get your property sold as our reputation relies on providing the highest level of service to each of our clients. Moreover, if you would prefer to have our fees contingent on the sale of your property, we offer a standard listing option as well.

How Much Can I Save Over a Traditional Listing?

The savings will vary based on the sale price of your home, but for anything over $100,000, you will save money using our fixed-fee listing.
